History:

Greenwell Realty was founded in 1991 and has served the northern Minneapolis / St. Paul, Minnesota metro continuously.   With Realtor services as Greenwell Realty’s core business for over 20 years, the company has expanded to also assist our clients in related areas. 

With the addition of oursister operations of Greenwell Home Improvement  (GHI) , and Greenwell Property Management (GPM), Greenwell has evolved into much more than a real estate company over the years. We offer our clients complete and convenient one stop solutions that save you both time and money.  Here is our summary:

MN Real estate services

As an independent firm we have the tools and flexibility to exceed the typical real estate service model.  Our service philosophy is to do the right thing and to we do the things that need to be done to get your property bought or sold.  Not every property or party has the same challenges, so not every solution is the same.  We rely more on critical thinking skills than on cookie cutter methods.

For example we do not participate in dual agency (What's Dual Agency?). This is rare for Minnesota real estate companies, and it appears to be disadvantageous to us.  We do sacrifice some revenue because of this policy, but it benefits our clients and it is simply the right thing to do.  Since the day Greenwell Realty was founded this no dual agency policy has meant we fully represent you and only you without compromise, even when we locate the buyer for your home directly.  For you that means more information, more control, and higher net proceeds for your sale.

Greenwell Home Improvement

Greenwell Home Improvement is a fully insured and licensed contractor.   Our in-house team and network of reliable subcontractor relationships is a major benefit to our residential and investment clients.   Real estate sellers can also arrange to delay payment until closing for that “honey-do list” of  large or small projects that may need attention to sell your property for top dollar and maximize your net proceeds.

Landscaping

Chris Hanson brings years of landscaping and landscape design experience to Greenwell Home Improvement.  Over and over again his skills have helped clients maximize the curb appeal in the sale of their property.  Likewise he recognizes and assists buyer clients in the improvements they seek in their new properties.

Consult and represent real estate investors

We are proud of our record. Our investment clients have been well advised.  Even with recent declines in property values our clients are making money in the properties we have assisted on.  This speaks loudly to our proprietary analysis tools, experience and the fact that we eat our own cooking. 

As active investment property owners since 1988, we have don’t just broker properties we actually do it ourselves too.  Investment real estate transacting on our own personal account:  52 and counting.   We are accomplished at educating and assisting both new investment clients and seasoned real estate investors.   Greenwell will also accept new clients that may have challenged properties and need consulting to work out solutions.

MN Property Management

We laid a strong foundation in rental property management.  With 22+ years of experience managing our clients and our own rental property portfolios and completion of the Certified Residential Management (CRM) certification course we bring the tools for superior management.   One of the Greenwell Property Management advantages is that our program is structured with incentives for us to match your financial goals.  We hitch our wagon to your success.
Assisting Distressed Home Owners - We are proud of our record.  We have advised and represented over 340 successful home buyers in our careers and to our knowledge only one buyer has suffered a foreclosure.  Compare this to the industry average of 4.4% or 15 out of 340 foreclosures!  This demonstrates that we represent our clients professionally and advise clients with protection in mind.
In this difficult economic environment many families have suffered job loss, divorce, mortgage rate adjustment, or other hardship.   Most people know someone that has or soon will fall behind on mortgage payments.  We are (CDPE certified) trained and experienced in assessing the options for those in this situations, and in many cases assisting the client in getting out of the situation through a variety of solutions.
