What is Home Staging?

The way you live in your home, and the way you market and sell your house are two different things. Home staging is the process of preparing your home to sell. The focus is not to decorate your home, create an emotionally attractive environment that appeasl to a large number of prospective buyers. Good staging emphazies the best features of your home, and highlight those features thatb will increase the buyer’s interest.  It also de-emphazies the regular chores of home ownership. In all staging allows buyers to imagine themselves pleasantly sitting in a comfy chair with a great book, entertaining friends surrounded by a beautiful yard, etc. As a result your home is more likely to get more offers faster, at higher price.

Should I Stage My Home?

Yes. Homes that are prepared for sale with the help of a professional stager sell faster and for more money! In fact, studies show that homes that are staged sell for thousands more than those that aren’t.  This is because staging sets the scene throughout the house to create immediate buyer interest in your property.  Most buyers have an emotional response to homes that they tour and will subconsciously decide as soon as they walk in (or even before) if your home is on their short list to consider for purchase.   Since all of their senses are tuned to the environment in your home, care should be given to the sight, sounds, and smells within it.  


Do I Need a Professional Stager?


Yes.  There are many helpful shows on television that can give you tips on staging to sell your home.  But each home is different, with different features.  It is difficult to see your own home with a fresh eye and make the changes needed to transform your own space. How you see yourself in the mirror is different than how others see you.  In the same way, you see your own home differently than prospective buyers do. You may like rich colors or the clean feel of a room that is white, but most buyers are somewhere in the middle. Perhaps the clock on the mantel was made by your grandfather and it gives you pleasure to see it there. But a buyer that has never met your grandfather may not. A talented professional stager can give you an unbiased view. He/she does not judge your personal tastes or your belongings but provides insight on what will attract the most buyers.

Is a Professional Stager Expensive?

Not for Greenwell Realty clients.  As a part of our service at Greenwell Realty we provide a FREE staging consultation and written report to our sellers ($300 value).   From this report you can choose the things you want to implement and those you don’t.   In most cases, suggestions will be provided that incorporate the items you have in your home to create the most appeal.  If needed, furnishings can also be provided for additional rental fees.  Not all stagers are the same.  We have seen the work of many and recommend a professional that Greenwell Realty has vetted for you.

The stagers we recommend make a difference in sales time and final sale prices. This is why Greenwell pays them out of pocket to stage your home, before we put it on the market.
